the tenancy. - Free consultation and application to fully assess your individual
rental needs.
- Flexible viewing of properties including evenings and weekends.
- A tenancy agreement that complies with current legislation. Full explanation of all terms and conditions of lease.
- A full inventory (including statement and condition) is completed and agreed prior
to you moving in.
- A full inspection of the property prior to you moving in to ensure that you are
satisfied with your new home.
- A high standard of customer service and dedicated staff who work hard on your behalf
to find you your ideal home.
Here’s how we work!
- Contact us to arrange an application to let and one of our agents will complete
a detailed letting application form that ensures we find a property to suit your
individual needs.
- Viewing, once we’ve found you a home that may be suitable to you needs we can arrange
a time that is suitable to you for you to come along and view the property this
includes evenings and weekends, subject to land lords permission.
- Application, if you like the property and wish to take the lease we will contact
the landlord on your behalf giving all relevant information.
- Reference check, If the application is successful we will ask you to provide references
that will include employer, former landlords, and character references. In the absence
of these we will ask the tenant to provide a Guarantor to underwrite any rent liabilities.
- Deposit, A deposit is required prior to occupation; this is normally one month rent,
but may vary. This is held by the landlord or by us. The deposit is held to cover
any breakages, damage or other tenant liabilities. This is returnable at the end
of the Lease providing all terms and conditions of the contract has been upheld
on the part of the tenant and the premises is delivered up in the same condition
as it was at the start of the term. The deposit cannot be used by the tenant to
cover rent.
- Rent, Rents are normally quoted in calendar month in addition the tenant may be
liable to pat rates, water charges, gas, electric and telephone and cable costs.
The tenant will be expected to pay rent in advance with the first months due before
or on the day of occupation of the premises.
