Landlords Responsibilities
- It is the landlords responsibility to supply a full inventory of items in partly
or fully furnished properties
- landlords must ensure that all gas boilers and appliances have an up to date service
certificate from an approved corgi registered plumber. This certificate can be arranged
by Property People as required.

will require an energy performance certificate.
Property Furnishing
Property People can take away the time consuming task of purchasing coordinating
delivery, erecting and installing furniture and white goods. Property people have exclusive
deals with furniture and white goods suppliers on offer to our customers. We can
also obtain quality second hand white goods and furniture for you rental property.
Tenant
All tenants must provide photographic I.D., evidence of income, proof of previous
address. It is desirable that Tenants provide employer and previous landlord references.
Guarantors
Must also supply proof of income, photographic I.D. and proof of address.
Deposit
The value of one months rent to be held by the agent or the landlord to safeguard
against damage, unpaid bills or any other monies due to the landlord by the tenant.
All accounts for rates, water services and all other services
are, at the landlords request to be put into the name of the tenant and are the
responsibility of the tenant unless otherwise stipulated in the tenancy agreement.
Repairs
Landlords are responsible for all repairs with the exception of any damage or breakages
apart from fair wear and tear that the tenant is liable for. All repairs must be
carried out promptly. Small repairs can be carried out by our contractors, or ones
nominated by you and their charges deducted from your account. We will always ask
for instructions before carrying out repairs.
Tax
All of the following are tax deductible -Our fees - Repair costs - 10% of rent if fully or partly furnished
